Thought Leaders: Revista Releases Mid Year Transactions Report

The sale of the 28-story, 510,000 square foot Memorial Hermann Medical Plaza in Houston — for a reported $404.7 million — was the largest medical office building (MOB) sale during the first half of 2018 and is believed to be the largest single-asset MOB sale ever.

The Mid Year Revista transactions report has been released and is available to subscribers. Some highlights:

  • $19.1B in hospitals and MOBs traded in the last 12 months – down somewhat from this time last year
  • Average MOB cap rates increased to 6.4 from 6.1, although many trades are still in the 5′s and under
  • MOB price per SF is stable sitting at $326
  • Private investor buyers made up 79% of all healthcare real estate sales
  • The Top 3 Metros for MOB sales volume in the last 12 months are Atlanta, Houston & Chicago
