The 37,800 square foot facility will supplant an existing 9,000 square foot clinic, providing an economic boost as well as convenient, high-quality, one-stop outpatient care near Mall of the Bluffs

NexCore Group has begun development of the new 37,800 square foot CHI Health Valley View Clinic in Council Bluffs, Iowa

Denver-based NexCore Group, a national healthcare real estate developer, broke ground Monday, March 19, for the new CHI Health Valley View Clinic in Council Bluffs, a suburb of Omaha, Neb.

The clinic, being developed at 1480 Valley View Drive, near the Mall of the Bluffs retail area, is designed to provide the convenience of a one-stop outpatient experience. With a total size of 37,800 square feet, it will also more than quadruple the amount of space in an existing 9,000 square foot facility on Madison Avenue, which it will replace.

Ground was broken March 19 for the new clinic, which will more than quadruple the capacity of the facility it will replace

Angie Baber, the division manager of development for CHI Health, says the system is excited about the new clinic, which will be the 46th such facility in what is already the largest clinical network in the Omaha-Council Bluffs area.

“Together with CHI Health Clinic West Broadway and CHI Health Mercy, we are committed to providing the highest quality care in great facilities,” Ms. Baber says. “Council Bluffs is an important part of our clinic structure.”

NexCore Group Managing Principal Todd Varney says the firm’s partnership with CHI Health is in line with the developer’s overall strategy of providing excellent healthcare facilities accentuated by quality, convenience, efficiency and complementary services.

The CHI Health Valley View Clinic will provide a variety of healthcare services under one roof, including primary care, behavioral health, women’s services, radiology, ultrasound, pharmacy and physical therapy providers. It will have 54 exam rooms and is expected to open in May 2019.

From an economic development perspective, it is anticipated that the clinic will provide a $10.4 million annual economic benefit to the area. During development, it will support 83 jobs in the construction industry and an additional 35 ancillary jobs in the community, such as real estate, retail and restaurants. After opening, the facility will account for 45 clinical jobs and will help support an additional 28 workers in the community, delivering a payroll income boost of about $3.6 million, as well as increased household and business-to-business spending.
