Evans Senior Investments (ESI) successfully represented the sale of Flatirons Terrace, a 54-unit independent living facility in Boulder, Colorado.
Built in 2007, Flatirons Terrace is a Class A independent living community that offers a first-class luxury experience for residents. Located in the heart of Boulder, Colorado, residents are surrounded by dramatic Rocky Mountain views, 300+ days of sunshine, abundant access to an outdoor lifestyle, and an urban setting close to transportation and quality healthcare. Facility amenities include elegant dining spaces, flexible meal plans, library, business center, and expansive outdoor patios. The Class A nature of the facility contributed to outstanding average occupancy of 95%+ at the time of the transaction.
Boulder County has experienced exceedingly strong growth in the 65-74 age demographic, the prime age demographic for independent living residents. Between the 2010 and 2015 census, this population segment grew by 42.2%. Boulder County also features strong zoning and development boards which create severe barriers to entry for new developers in the local market.
ESI represented the seller, Golden West Senior Living, a Boulder, Colorado non-profit with a mission to support the aging population. The buyer was Dial Retirement Communities who will also operate the community. Dial is a family owned Senior Living Company that was founded in 1999 and is based out of Omaha Nebraska. They operate 17 communities across Illinois, Iowa, Kansas, Nebraska, and now Colorado.
