Evans Senior Investments (ESI) successfully represented the sale of Rosewood Villa, a 66 unit assisted living community in Bellingham, Washington for approximately $7,025,000 ($106,000 price per unit).
Built in 1978, Rosewood Villa is located 87 miles north of Seattle. At the time of the sale the community averaged 93.9% occupancy over the prior twelve months and was 31% private pay. The community was very profitable given the ratio of private pay residents, posting a 26.7% EBITDAR margin in the trailing twelve month period.
ESI represented the seller, an independent owner/operator, in the transaction. Jeremy Stroiman, Chief Executive Officer of ESI, commented: “Rosewood Villa presented a great value-add opportunity for a new owner/operator to convert the community to a majority of private pay residents and further improve profitability”.
The buyer was a California based private equity firm.
