News Release: MorningStar Senior Living, Confluent Senior Living Begin Construction on Rio Rancho Community

Project Partners Begin Second Development in Metro Albuquerque 

RIO RANCHO, NM (January 16, 2018) – Co-developers MorningStar Senior Living and Confluent Senior Living have broken ground on a new senior living community in Rio Rancho, New Mexico. The 70,863-square-foot development in the northern suburb of Albuquerque will deliver 77 units for assisted living and memory care residents.

Located on the northwest corner of Westside Blvd. and Golf Course Road, MorningStar of Rio Rancho will be situated on 5.5 acres. In a mix of studio, one-bedroom and two-bedroom units, the project will feature 51 suites dedicated to assisted living and 26 suites devoted to the individualized care of residents with memory impairment. With an information center onsite by May, the project is anticipated for completion in December 2018.

The development marks the second MorningStar Senior Living community in metro Albuquerque, with MorningStar and Confluent completing MorningStar Assisted Living & Memory Care of Albuquerque–in northeast Albuquerque at 8051 Palomas Ave. NE–in February 2016. Confluent sold the Albuquerque community to Harbert Seniors Housing Fund in July, with MorningStar maintaining its role as operator. The MorningStar and Confluent partnership continues its focused growth in New Mexico, with a third project underway in Santa Fe, planned for completion in fall 2018.

Residents will enjoy a 24-hour bistro along with executive chef-prepared meals in restaurant-style and private dining options, a full bar and liquor license, a workshop and art studio, community activities space with demonstration kitchen, a spa and massage therapy room, fitness center, theatre, chapel, library and salon. The community will also be equipped with advanced technological features including an emergency call system and community-wide wireless Internet, among other features. Planned outdoor amenities include expansive courtyards featuring artwork and trellises, perimeter walking paths, resident gardening areas, and a barbecue with outdoor kitchen and fire pit. Residents will have 24-hour access to staff and full-time licensed nurses for personalized care, with housekeeping and linen service, concierge and scheduled transportation. Unique from most senior living communities, the one- and two-bedroom assisted living suites will also feature stacking washing machines and dryers for residents.

The project represents the eleventh joint venture between affiliates of MorningStar, a Denver-based senior living developer, owner and operator, and Confluent Senior Living, a subsidiary of Confluent Development, a Denver-based real estate investment and development firm. Confluent is the project owner and MorningStar will serve as the operator.

Rosemann & Associates is serving as the architect for the new development, New Mexico-based Bradbury Stamm Construction is the general contractor and Thoma-Holec Design is the interior designer.
