TriHealth wanted to enter a Cincinnati submarket and employ a physician practice that owned a six-building hospital campus totaling about 120,000 square feet. TriHealth didn’t want to own the real estate and the physicians wanted to play a smaller role with the properties. So TriHealth asked Duke Realty if it could quickly acquire the medical office buildings (MOBs) while offering the physicians the opportunity to participate in the real estate venture.
