The CBRE U.S. Healthcare Capital Markets Group is pleased to announce the sale of the Atrium Medical Center Professional Building (the “Property”). Chris Bodnar and Lee Asher of the U.S. Healthcare Capital Markets Group acted as the Seller’s exclusive advisors alongside Equity, Inc.

The Property is currently 80.3% leased and is located on the campus of the Atrium Medical Center, a 328-bed acute care hospital in Middletown, Ohio. The Property is a five-story, multi-tenant medical office building that is attached and integrated into the main patient tower of the Atrium Medical Center. Atrium Medical Center and its affiliates currently occupy approximately 60.6% of the Property’s square footage. The Property is subject to a long term ground lease.

Atrium Medical Center is a member of Premier Health. Based in Dayton, Ohio, Premier Health operates four acute care hospitals in Ohio; Miami Valley Hospital and an additional site at Miami Valley Hospital South, Good Samaritan Hospital (in a joint venture with Catholic Health Initiatives), Atrium Medical Center and Upper Valley Medical Center. In addition to acute care facilities, the health system offers a large primary and specialty care network, along with home health services. The health system is the second largest employer in the region with an estimated 14,000 employees and is the largest healthcare system in Southwest Ohio.
