When planned, this project called for renovating an existing building. But when work began, it was found that the building was not as structurally sound as anticipated. Such a setback could have added six months to the construction schedule. But Fleisher Smyth Brokaw and the project team were able to complete the project, including demolishing the existing structure and developing an entirely new building, within one month of the original completion target. The new facility is now home to the Colorado Outpatient Eye Surgery Center, a 6,500 square foot suite offering outpatient ophthalmologic surgeries and procedures, and three other tenants.

Developer: GE Aviation

With 7,000 employees in Greater Cincinnati, GE was looking for ways to offer convenient healthcare services for those workers as well as retirees and dependents. GE developed a new standalone clinic in Evendale as a way to help the firm and its employees to save money, better coordinate care, and avoid duplication of efforts and unnecessary costs. The facility, which opened in early 2015, is a first-of-its-kind clinic that offers primary care, nutrition services, a fitness center, a personal health advisor, occupational health and medicine, and physical/massage therapy. The center is managed by Cincinnati-based TriHealth.

Developer: The Keith Corp.

Boca Raton Regional Hospital (BRRH) wanted to protect and expand market share in the southern part of its service area with a more modern facility at a more visible site. The system brought in The Keith Corp., which performed an exhaustive site search before choosing a parcel in front of a Target-anchored retail center. The company then moved expeditiously through the notoriously slow South Florida entitlement process while earning city support. It also kept BRRH’s identity confidential until the groundbreaking. With the new facility, BRRH has increased market share in imaging, women’s health, primary care and urgent care services.

Developer: Meridian

A dialysis provider needed a new clinic in fast-growing Mountain View. Meridian conducted an extensive search and found a suitable parcel, but the owner didn’t want to sell. After numerous negotiations, Meridian was able to secure the land through a new joint venture, a fee development arrangement and a long-term ground lease. Despite facing many other challenges, Meridian came in under budget and ahead of schedule by working closely with the project team, tenant, city leaders, public works and adjacent neighbors. The facility now serves up to 144 patients per week, and is considered a community asset by the city and neighbors.

Developer: Rendina Healthcare Real Estate

Carolina Orthopaedics received a Certificate of Need (CON) in 2012 to build a new ASC and made efforts to start the project on its own. But the years passed, time was running out and the expiration of the CON would have resulted in significant losses of time and money. With the deadline for starting the project six months away, Carolina Orthopaedics brought in Rendina, which acquired the site and swiftly began the process of securing all development approvals and coordinating the development team. The result is an outpatient surgery center that offers the highest level of patient experience with clinical outcomes to match.
