Feature Story: 2015 HREI Insights Awards Finalists: Best New MOB (100,000 S.F. OR MORE)

There was both a need and an opportunity for a signature facility to serve as the northern gateway at the massive Buffalo Niagara Medical Campus. The challenge for Ciminelli and its project team was to build a facility to house both healthcare providers and research firms on a 2-acre, environmentally challenged site. To make the 350,000 square foot project work, the team tapped state tax credits and delivered a building that physically links a new medical school, a new children’s hospital, an existing medical center and other facilities. The building was virtually filled before its completion in June 2015.

Medical Plaza B at NGMC BraseltonMedical Plaza B, Braselton, Ga.

Developer: Northeast Georgia Health System

Northeast Georgia Health System wanted to provide services closer to home for Braselton area residents. The resulting Medical Plaza B, which is adjacent to a new 100-bed hospital that opened in spring 2015, houses several physician practices that relocated from other nearby MOBs. The new MOB complements services offered by the hospital, including heart and vascular, orthopedics and neurosciences, cancer care, surgery and emergency services; and the existing Medical Plaza 1, which now houses urgent care; outpatient imaging center and lab; physical, occupational and speech therapy; and more than 30 physician practices.

Developer: Trammell Crow Company

To keep up with increased demand at its campus in growing Katy, near Houston, Memorial Hermann Health System (MHHS) planned to build a new inpatient tower at the same time as a new MOB. Trammell Crow Company (TCC) was brought in to develop and own a new 100,000 square foot MOB that the system knew would allow it to attract, retain and accommodate physicians. TCC provided a low-cost, first-class outpatient facility and worked closely with the project team to overcome all the issues associated with the concurrent construction efforts including parking, circulation, and the safety of visitors and employees.

UniversityOfArizonaCancerCenterUniversity of Ariz. Cancer Center at St. Joseph’s Hospital, Phoenix

Developer: University of Arizona

Prior to the 2015 opening of this facility, none of the country’s 41 National Cancer Institute-designated comprehensive cancer centers were in Arizona. Plans were drawn up for a new five-story, 220,000 square foot facility to be developed on the 30-acre Phoenix Biomedical Campus in downtown Phoenix. The university is leasing the land from the city. The $100 million project used a mix of funding sources. Lease and operating revenues will fund the project’s debt service. Dignity Health Arizona operates inpatient clinical cancer services at its main hospital campus and all outpatient services are being transitioned to the new downtown facility.

Kelsey-Seybold Main CampusKelsey-Seybold Main Campus Expansion, Houston

Developer: Welltower Inc.

Kelsey-Seybold’s main campus provided nearly all of the services offered by the system in one location. But there were some notable exceptions, including radiation therapy and nuclear medicine. As the nation’s first Accountable Care Organization (ACO), Kelsey also wanted to bring comprehensive and integrated outpatient cancer care to the campus. Welltower worked with Kelsey to understand its business plan, goals and mission. It also upended the traditional development process by creating a repeatable and collaborative process that resulted in efficient and effective capital, repeatable interior designs, and significant reductions in expense.
