Holliday Fenoglio Fowler, L.P. (“HFF”), as exclusive advisor, is pleased to present an excellent opportunity to acquire on a pre-sale basis the leasehold estate of a Kindred Transitional Care Center (the “Property”), a strategic healthcare facility located in Phoenix, AZ.
The Property is located on the campus of St Luke’s Hospital at the northwest corner of 19th Avenue and VanBuren Street in Phoenix, Arizona. The property has been under construction since August of 2014. When completed it will be a 81,371 square foot, three-story, 120-bed transitional care center for Kindred Healthcare (NYSE: KND; S&P B+). The estimated completion date is August 2015, with a rent commencement date of September 1, 2015. The project will be absolute net leased to Kindred for an initial term of 15 years with extension options.
The Property is located within the Phoenix Bioscience Cluster in downtown Phoenix. The Cluster includes 3,000 acute care beds and 1.3 million SF of Educational Research space anchored by the planned 4.5 million SF University of Arizona Medical Center. The population and patients of the surrounding area will be well served by the experience and expertise of Kindred Healthcare, a top-150 private employer in the United States and a Fortune 500 healthcare services company. Kindred specializes in operating hospitals, nursing centers, home health, hospice and non-medical home care locations nationally. Kindred is the largest diversified provider of post-acute care services in the United States.
