WACO, Texas, Dec. 4, 2014 – It seems entirely appropriate that a senior community with the name Heartis should be built in Waco, which is known as the “Heart of Texas.” Construction has begun on the 70,000 square foot, 81-unit Heartis Waco Assisted Living & Memory Care Community, with a planned completion in late 2015.

The community is being developed and will be owned by national healthcare real estate firm Caddis and managed by Frontier Management, a senior living operations management company headquartered in Portland, Ore. Heartis Waco is the second of three Heartis communities currently under development that will be managed by Frontier.

Heartis Waco will be located on a 4.9-acre site on Speegleville Road north of Highway 84 and immediately adjacent to the high-end Villages at Twin Rivers master-planned community, which includes Twin Rivers Golf Club.

“We are pleased to begin developing a new Heartis community for the large and growing senior population living in Waco,” says Caddis CEO Jason Signor. “We are locating the community within the highly desirable, visible Highway 84 corridor; near the country club, the affluent Villages at Twin Rivers development and Lake Waco; and in a very sought-after area that’s experiencing a great deal of growth. It’s the perfect location.”

“We believe that our newest Heartis senior community will be a great addition to the thriving Waco area,” says Jud Jacobs, Caddis Senior Vice President of Development. “Heartis Waco will offer residents a wide variety of amenities, assistance from experienced, caring staff and beautiful aesthetics, all in an environment where they feel at home and can truly prosper and enjoy life.”

Greg Roderick, President and CEO of Frontier Management, said: “We are excited to bring our unique life enrichment programs, as well as a quality supportive health care program, to a first-class project with Caddis. Heartis Waco provides us with an exceptional community setting that will pair perfectly with our commitment to providing innovative new options for senior living in Waco. Whether it’s making gourmet ice cream or producing organic Root Beer and then sharing it with our friends, the goal is to deliver an elevated program that engages our residents in authentic ways.”

Mr. Roderick added that Frontier Management will offer Heartis Waco residents its innovative Pathway program, a philosophy for memory care based on Montessori principles that creates a specialized, life-enriching environment affording each individual maximum self-expression.

Katie Csobaji, Caddis Vice President of Senior Living, noted, “Everything about Heartis Waco, including the bistro, Internet café and fitness center with access to an outdoor courtyard, will be designed to appeal to future-forward residents with discerning tastes. The community will offer the highest quality of personalized care in a beautiful environment at a cost that’s well within market rates.”

In addition to the bistro, Internet café and fitness center, Heartis Waco will offer a host of other amenities and special features, including a salon and spa with a therapeutic tub; two interior courtyards; a large dining room and a private dining room; an arts and crafts room; media room; daily specialized activities; delicious chef-prepared meals; licensed nursing services; beautifully landscaped grounds; 24-hour emergency call system; housekeeping and laundry services; personal transportation; assistance with the activities of daily living; and high quality Class A finishes, all delivered in a warm, nurturing environment. The architecture of the new community will be a contemporary but uniquely Texan design.

The architect for Heartis Waco is Austin, Texas-based Katus LLC and the general contractor is Cameron, Texas-based EBCO General Contractor Ltd. Construction debt financing is being provided by American National Bank of Texas.

Caddis launched its senior living brand, Heartis, in early 2013 and has communities open or under construction in the Texas cities of Conroe, Cleburne, Fort Worth, Amarillo, Cypress, Clear Lake and San Antonio.
