News Release: New Stage Equity Acquisition – Columbus, OH

Stage Equity Partners Continues Expansion into Columbus, OH Medical Real Estate Market with New Purchase in Pickerington, Ohio.

CHICAGO (July 23, 2014) – Chicago-based healthcare real estate investment firm Stage Equity Partners, LLC has finalized the acquisition of a Class A medical office building in the Columbus, OH suburb of Pickerington, announced Principals Brian Howard and Russell Brenner. Stage purchased the 12,539 square-foot single-tenant building from a local Columbus developer which completed the build-to-suit for Pediatric Associates, the top pediatric practice in Columbus. Wintrust Commercial Bank (Chicago) provided financing for the project.

The free-standing building, located at 905 Old Diley Road in Pickerington, is 100% leased for 15 years to Pediatric Associates and located on an outparcel to a 140,000sf Kroger-anchored shopping center.  Other nearby tenants include: Starbucks, Fifth Third Bank, Lowes and Target.  The property is strategically located on the highly-trafficked retail corridor (State Road 256) and across the street from the newly developed OhioHealth Hospital Campus.

This property marks the second acquisition in the Columbus market by Stage, which acquired a medical office building leased to OhioHealth in Reynoldsburg, OH, last year on behalf of an institutional investor. According to Mr. Howard, “As the state capital, Columbus is a target market for the growth of our portfolio, with its stable economy, population growth and favorable medical demographic trends.”

Mr. Brenner points out that the building was newly constructed in 2012 in a highly-desirable location, taking advantage of the increasing trend amongst medical tenants to locate within an easily accessible, retail area.   “We believe that the property will provide predictable and robust annual cash flow, along with capital appreciation,” he says. “This is a great example of the kind of property we continue to look for.”
