One thing became clear as Caddis Partners and its operating partner Good Neighbor Care studied the Conroe market in 2012: there was a strong need for more memory care services in the growing city north of Houston. Developing the facility under its new Heartis brand, Caddis opened the 32,600 square foot Heartis Conroe in October 2013. The facility features a “main street” concept designed to help residents recall their “golden years” and to connect and interact with the staff, fellow residents and family members. The memory care facility is just west of Conroe Regional Medical Center.
Scottsdale Healthcare Rehabilitation Hospital, Scottsdale, Ariz.

For a joint venture operating company formed by Dallas-based GlobalRehab and Scottsdale Healthcare, the ideal location for a new rehab hospital in the Scottsdale market was fraught with obstacles. The 6.03-acre site is on Native American land and a ground lease presented additional challenges. But HealthCap overcame those problems and others, secured a construction loan, and formed a joint venture with MedProperties to bring in equity. Completed in February 2013, the 50-room, 54,418 square foot Scottsdale Healthcare Rehabilitation Hospital was delivered on time and on budget, and it can be expanded by 17,000 square feet.
US Memory Care Colleyville, Colleyville, Texas

With a goal of raising the bar on the level of design in a memory care facility, US Memory Care LLC set out to develop a facility in Colleyville that would make a patient’s journey through Alzheimer’s as comfortable as possible. The result is a two-story, freestanding, fully-secured assisted living facility in the suburbs of Fort Worth. With 65,000 square feet and 75 resident rooms, the $11.2 million USMC Colleyville facility places residents in close proximity to those with similar cognitive abilities. The facility includes a “main street” concept that encourages residents to socialize and participate in community activities.
Wyoming Springs Asst. Living & Memory Care, Round Rock, Texas

Nothing came easy for Prevarian when it started the process of developing an assisted living and memory care facility in Round Rock for TRISUN Healthcare. Negotiations with the land owner were difficult and complicated, and neighbors opposed any development of the open parcel. Rolling up its sleeves, Prevarian performed months of due diligence, solved the land issues, received a zoning amendment and earned community support. In June 2012, the $17 million, 102-unit Wyoming Springs facility opened on budget and on time. Half of the assisted living units were occupied within five months, well ahead of projections.
