News & Analysis: MOB sales jumped in Q3

VOLUME TOPPED $1 BILLION; FIRST TIME SINCE Q2 2008

Anyone hoping for a bounce back in medical office building (MOB) sales starting in the second half of 2010 certainly got what they wished for.

For the third quarter (Q3), which ended Sept. 30, MOB sales totaled $1.083 billion, according to data compiled by New York-based Real Capital Analytics Inc. (RCA). That figure is almost double the total MOB sales volume from a quarter earlier, Q2, when RCA tracked sales of $532.4 million. RCA tracks commercial real estate sales nationwide and shares its MOB data with Healthcare Real Estate Insights.

The volume recorded in Q3 is the highest for any quarter since Q2 2008, when MOB sales were coming off a robust period and totaled $1.5 billion.
